Lismore House Hotel

Lismore House, George St, Edinburgh

Lismore House is located on George Street in the heart of Edinburgh’s historic new town. 127 George Street is close to Charlotte Square at the West End and within short walking distance of Princes Street with its retail outlets, gardens and good public transport links including Waverley Station and future tram stops.

 

The site is situated behind a retained listed Georgian façade currently accessed via a reception area which leads to a lift lobby providing access to all floors including the lower level car park. Additionally, there is a rear lift and service core linking all the floors to the car park and also providing DDA compliant wheelchair access into the building.

 

The building has been refurbished relatively recently and has generous open plan accommodation over four upper levels and ground floor. The lower ground floor consists of cellular office accommodation with car parking. The car park is accessed via an electric door off Young Street Lane South which runs behind the property.

 

Preferred Option

 

The accommodation at lower ground floor level is primarily ‘back-of-house’ support accommodation. The main entrance is situated at ground floor level directly off George Street. Due to the existing window and ceiling configuration at ground floor level, it is proposed that the upper levels adjacent to the George Street elevation generally follow the floor to floor configuration that currently exists thus creating a void behind the George Street facade. It may be possible to look at more effective use of this ‘void zone’ with the introduction of mezzanine levels after further site investigation and design development. All the upper levels are identical hosting a range of deluxe and superior double bedrooms. The superior double bedrooms would be suitable for inclusion of sofa beds and potential conversion to quad rooms.
